The honest 2026 picture on window and door financing in Ontario: both federal Greener Homes programs are closed, and the only broad rebate still paying on windows and doors is Ontario’s Home Renovation Savings Program at $100 per rough opening, funded to 30 November 2026. Everything else is private money, manufacturer promotions, contractor instalment plans, a home equity line of credit, and the HST. Below is what is open, what is shut, and the order to use them in.

Closed: Canada Greener Homes Grant
The $5,000 grant is gone. Natural Resources Canada stopped taking new applications, the Ontario stream shut on 1 October 2025, and energy advisors had until 31 December 2025 to file remaining documents.
If a quote in 2026 still shows a $5,000 federal grant as a line item, that quote is either out of date or dishonest. NRCan also warns that the Government of Canada does not solicit for these programs by phone, email or at the door.
Closed: Canada Greener Homes Loan
The interest-free loan is closed too. Funding is fully committed and no new loan applications can be approved. Homeowners already approved keep their funding and can still draw on it.
For reference, the terms were $5,000 to $40,000, unsecured, interest-free over ten years. Nothing on the market replaces that, which is why the arithmetic below matters more than it used to.
Not available in Ontario: Greener Homes Affordability Program
The federal replacement, the Canada Greener Homes Affordability Program, is about $800 million over five years for low-to-median-income households. It uses a direct-install model, so participants pay nothing upfront.
Two limits matter here. It is live through provincial delivery partners in British Columbia, Manitoba, Nova Scotia, Prince Edward Island and Quebec, and Ontario is not on that list yet. The named retrofits are insulation and heat pumps, not windows and doors. Check the NRCan page before assuming anything changed.
Open: Ontario Home Renovation Savings Program
This is the live one. It is delivered by Save on Energy with Enbridge Gas and the Province, and it is funded through 30 November 2026. Programs can be modified or ended without notice, so confirm before you sign.
What windows and doors pay
$100 per eligible window or door rough opening, on ENERGY STAR certified product. Canada has used a single national standard since 2020: U-factor of 1.22 W/(m²·K) or lower, or an Energy Rating of 34 or higher. There are no climate zones to argue about.
On a 14-opening house that is $1,400. Useful, not transformative.
The bundle rule that catches people out
Windows and doors sit on the assessment path, not the single-upgrade path. To collect, you need:
- A pre-retrofit home energy assessment by a registered energy advisor, before any work starts. The assessment itself carries a $600 rebate.
- At least two qualifying upgrades. Windows alone will not do it.
- A post-retrofit assessment after the work is finished.
Complete three upgrades and there is an additional $500 bonus. Pairing windows with something you were going to do anyway is what makes this worth the paperwork:
- Attic insulation, up to $1,500
- Exterior wall insulation, up to $3,600
- Foundation insulation, up to $2,300
- Air sealing, up to $250
- Heat pump water heater, $500
Windows plus attic insulation plus air sealing on a 14-opening house is roughly $1,400 + $1,500 + $250, plus the $600 assessment and the $500 three-upgrade bonus. That is a different conversation from $1,400.
Do not lose it on sequence
The single most common way people forfeit this rebate is booking the assessment after the installers have gone. Order of operations: assessment first, then work, then post-assessment, then submit the invoice showing model numbers, ENERGY STAR certification and the count of rough openings. Expect roughly four to eight weeks for processing.
The HST is the biggest single number on the page
Ontario HST is 13%. TopView covers the HST on window and door replacement, which means the figure on the quote is the figure you pay.
On a $20,000 whole-house project that is $2,600, against $1,400 from the rebate on the same job. Compare quotes on the total out the door, not the subtotal. A quote that looks 8% cheaper before tax is not cheaper.
Manufacturer and seasonal promotions
These are real but they are discounts off a list price, not external funding. Two questions cut through the noise. What is the price without the promotion, and what exactly does the promotion cover?
Genuine offers usually take the form of a free upgrade with real value, such as triple glazing at double-glazing pricing, or a low-E and argon package on sidelites at no charge. “50% off” on a list price nobody pays is theatre. Paying the balance
Home equity line of credit
Usually the cheapest route for a whole-house project if you have equity. The Bank of Canada policy rate has held at 2.25% since October 2025, putting prime at 4.45% as of July 2026. Big-bank HELOCs typically price at prime plus 0.5%, so about 5%. Rates move, so confirm with your lender.
You are securing renovation debt against your home, and you can draw only what the project actually costs rather than a fixed lump sum.
Contractor instalment plans
Third-party financing arranged through the installer, with the monthly payment quoted upfront. Convenient, and no equity required. Read for three things: the annual rate, whether an administration fee is folded into the contract price, and the prepayment terms.
Deferred-interest offers are the ones to watch. If the balance is not cleared within the promotional window, interest can be charged back to day one.
Unsecured line of credit or personal loan
Sensible for smaller jobs, typically two to four doors or a handful of windows, where the setup cost of a HELOC is not worth it. Priced well above secured borrowing.
Stack them in this order
- Book the home energy assessment before anything else, if you intend to claim the Ontario rebate.
- Choose the second and third upgrades that qualify you and that you actually need.
- Get quotes on ENERGY STAR certified product, priced out the door including tax.
- Apply any manufacturer promotion against the quoted price.
- Finance whatever remains at the cheapest rate available to you.
- Submit the rebate after the post-retrofit assessment and treat it as a refund, not a discount.
Red flags in a rebate pitch
- Any mention of the Greener Homes Grant or Loan as currently available.
- “Government approved contractor.” No such designation exists for this work.
- A rebate deducted from the invoice before it has been approved.
- Pressure to sign today because “the program ends this week.”
- Unsolicited door-knocking claiming to represent a federal program.
