Why windows fail differently in Alliston than they do in Tottenham

New Tecumseth grew in bursts, and you can read each burst off the glass. Roughly 43% of the town’s 16,249 dwellings went up before 1980, and another 12% during the 1980s — the decade Honda opened its first Alliston plant. Those Honda-era subdivisions are now 35 to 40 years old, which is exactly when first-generation double glazing starts fogging, slider sashes drop off their balances, and the brickmould behind the capping turns soft.

Then there is the wind. Alliston sits in flat potato country with almost nothing west of it to break a gust, so west and south elevations take driven rain that a sheltered GTA street never sees. On those walls we spec triple pane with argon fill and warm-edge spacers, and we spend the extra time on the sill pan and the capping — water gets in at the flashing long before it gets in through the glass.

Low-lying streets near the Boyne River, and Beeton’s creek corridor, land on the Nottawasaga Valley Conservation Authority’s flood watch list most springs. Damp basements corrode hardware and swell wood jambs, and those are also the basements people finish. Add a bedroom below grade and the window has to meet the Ontario Building Code egress opening — enlarging that opening is permit work in New Tecumseth.

Questions we get from New Tecumseth homeowners

Replacement in the existing opening at the same size normally does not. Resizing an opening or cutting a new one in an exterior wall does, and that application goes to the Town of New Tecumseth building department. Beeton adds a second layer: properties inside the Beeton Heritage Conservation District can need a heritage permit for street-facing changes, on top of any building permit.

On the west and south elevations, yes. Alliston sits in open farmland with very little to break the wind, so those walls take the brunt of gusts and driven rain. Triple pane with a Low-E coating and argon fill cuts the cold draft you feel standing near the glass and holds room temperature steadier. Sheltered north walls are usually fine on double.

A bedroom below grade needs an egress window sized to the Ontario Building Code, with an unobstructed opening large enough to climb out of. Most 1980s and 1990s basements here have small sliders that do not qualify. Enlarging the opening means cutting the foundation and pulling a permit, so budget the time for it.

The measure takes about an hour. Manufacturing runs several weeks depending on product, colour and glazing package, and we confirm the install date once the units arrive. A full house of windows is usually one to two days on site; a single entry door or patio door is a one-day job.

Casement cranks can be swapped for a folding handle set that clears a blind and needs less force, and awning units above a counter are easier again. Where reach is the problem we move the opener down or spec a slider with a low-friction track. For entry doors, a lever handle and a low threshold do more for daily use than any glass upgrade.
