Why Orillia openings wear out faster than inland streets
Orillia sits on a narrow shelf of land between Lake Simcoe and Lake Couchiching, joined at the Narrows by Atherley. Two open-water fetches mean wind and driven rain arrive from more than one direction, and Environment Canada normals put close to 290 cm of snow on the city in an average winter. Glazing seals and door thresholds age faster here than they do three streets inland.
The housing reflects three distinct waves. The North Ward and the blocks off Mississaga Street hold century homes on deep lots, many still carrying original wood sash behind later aluminum storms. Westmount, Sundial and the Fittons Road area are post-war and 1960s–70s bungalows and side-splits with small, low-header openings. West Ridge on the west side is still being phased out by builders, and its early-2000s sealed units are now old enough that the argon has gone and the glass fogs.
The call-outs are consistent: fogged sealed units on the lake elevation, aluminum sliders icing on the inside track, wood sills rotted at the corners where capping was never lapped correctly, and entry doors that swell shut during a February thaw. About 56 percent of Orillia dwellings are single-detached, so most of this turns into a whole-house package rather than a one-window repair.

Orillia window and door questions we actually get asked
Not for a straight swap. The City of Orillia Building Division lists window and door replacement in the same size opening among work that needs no building permit. Widening an opening for a patio door does need one, and so does cutting a below-grade egress window through the foundation. Designated heritage properties near Mississaga Street go through heritage approval first.
Yes. Open water means driven rain, higher wind pressure and blowing snow on the lake-facing elevation. On those walls we specify triple pane with argon and reinforced frames, and we pay close attention to the sill pan and exterior sealant. Sheltered inland elevations can often stay double pane with no loss of comfort.
We do. Openings come out and get closed in one at a time, so the house is never wide open, and we use foams and sealants rated for cold-weather application. Winter and early spring are our shortest lead times — booking in February usually means installation well before the summer rush.
For a typical Orillia detached home with ten to fifteen openings, our crew is on site two to three days: one for removal and installation, the rest for interior trim and exterior capping. From final measure to installation is normally four to six weeks, depending on glass package and colour.
Your condominium corporation, before anything is ordered. Waterfront corporations here almost always control exterior appearance, so the board approves frame colour, glazing tint and grille pattern, and frequently sets working hours and delivery access as well. Get that approval in writing. We supply the product drawings, sections and finish samples a board typically asks to see.
