Springwater Windows and Doors: What 40-Year-Old Frames Cost You

Anten Mills, Snow Valley and Midhurst filled in through the 1970s and 1980s, so much of the township's original glazing is now past the forty-year mark: fogged sealed units, seized casement hardware, aluminum frames sweating every January. Elmvale and the concession roads add century farmhouses with tall, out-of-square openings that no stock size will fit — each one gets measured and ordered on its own, with the HST on us. Why Springwater openings give up before Barrie's do

Springwater sits in the full Georgian Bay snowbelt. Squall bands roll inland off Nottawasaga Bay and track along the Highway 26 corridor — the OPP has closed that stretch through the township in whiteout conditions. Estate lots in Anten Mills and Snow Valley have no windbreak at all, so blown snow finds every worn slider track and tired weatherstrip on the west wall.

The housing stock adds to it. Midhurst and Anten Mills filled in with large-lot detached homes through the 1970s and 1980s, and those houses are now on their first or second set of sealed units: fogged glass between the panes, hardware that no longer pulls tight, wood brickmould gone soft under twenty years of caulking. Elmvale and Hillsdale village cores are older again — brick fronts with original wood sashes and add-on storms.

So we spec by elevation, not by house. Casement and awning units on squall-facing walls, because a compression gasket seals harder as the wind pushes on it while a slider relies on brush weatherstripping that wears out. Triple pane with two Low-E coatings and argon fill on the exposed sides, double pane where the wall is sheltered. Pre-finished aluminum capping over the old wood trim, so there is nothing organic left behind the sealant to rot.

Springwater window and door questions

Not if the new unit goes back into the same-size opening — that is straight replacement. Enlarging an opening, cutting a new one or altering a header is structural, and the Township of Springwater building department needs an application first. Properties near the Minesing Wetlands or a regulated watercourse may also need Nottawasaga Valley Conservation Authority clearance before the township will issue.

Casement and awning units. Both close on a compression gasket that the wind presses tighter, so a squall off Nottawasaga Bay cannot drive powder past the seal. Sliders and single-hungs rely on brush weatherstripping that wears. On exposed lots in Anten Mills and Snow Valley we normally spec casements on the west and north walls.

On most township lots, yes. Triple glazing with two Low-E coatings and argon fill raises the centre-of-glass R-value and lifts the interior surface temperature, which is what stops condensation on cold January mornings. On sheltered south elevations a good double-pane Low-E can be the smarter spend. We price both.

Yes. We work through Simcoe County winters one opening at a time, so the house is never standing open to the weather. On squall days we watch conditions on Highway 26 and Highway 400 and move the schedule rather than risk a half-finished opening. Most single-window swaps take under an hour.

Keep them if the sashes are sound and you want the look; otherwise they are doing a job a modern unit does better. A single-glazed sash behind a storm still loses far more heat than an argon-filled Low-E double, and it wants paint every few seasons.
