Kempenfelt Bay Sets the Spec for Barrie Windows and Doors
Kempenfelt Bay runs east to west, so an easterly gust crosses the full length of open water before it reaches Allandale, the waterfront streets and the downtown core. Glass facing that bay needs a compression seal, argon-filled Low-E units and capping that sheds driven rain at the head of the opening, not only at the sill. Why Barrie windows fail where they do
Barrie is a city of layers. Roughly 43% of its housing stock went up before 1991, so a normal week for our crew runs from a post-war Allandale storey-and-a-half on original wood sashes to a 1980s Letitia Heights side-split still carrying its first set of aluminum sliders. Those aluminum frames have no thermal break: on a January morning you get frost forming on the interior frame and water pooling on the sill, and no amount of caulking fixes it, because the metal itself is the bridge.
Then there is the weather. Barrie sits in the Georgian Bay snowbelt, where a single squall can drop 15 to 30 cm and the wind comes with it. Kempenfelt Bay runs east to west, so easterly gusts funnel the full length of the bay before they reach the waterfront, Allandale and the downtown streets. East-facing front doors and picture windows above the bay take a beating that a west-end house behind the Ardagh Bluffs never sees — same city, completely different exposure.
South of Mapleview, on the Salem and Hewitt’s lands the city took over from Innisfil in 2010, the problem is newer and simpler: builder-grade. Basic double pane with cold aluminum spacers, thin entry slabs, and an uninsulated garage door on a plan that puts a bedroom directly above the garage. Those we upgrade rather than rescue — triple pane with argon fill and a warm-edge spacer, and an R-12 or better sectional door so the room above stops being the coldest in the house.

Highway 400 and Kempenfelt Bay cut the city into four quadrants, and the housing in each one ages differently. Here is what we usually find where.
- Allandale Annexed from Innisfil in 1896. Post-war brick and storey-and-a-halfs near the GO station, many still on original wood sashes.
- Ardagh Bluffs 1990s–2000s homes on larger lots beside the 518-acre protected bluffs. Big south-facing glass, so Low-E coating earns its keep.
- Holly Annexed in the 1980s and built out fast. Two-storeys with bedrooms over the garage — insulated doors make the difference.
- Painswick Subdivisions off Big Bay Point Road. First-generation vinyl now fogging between the panes.

Questions Barrie homeowners ask us
Like-for-like replacement in the existing opening usually is not permit work. The moment an opening gets wider, a new one is cut, or a basement window is enlarged for a bedroom egress well, the City of Barrie’s Building Services department wants an application — new lintels and egress sizing are both code items. Confirm your scope with them before anything is ordered.
Yes. We work one opening at a time, so the wall is open for well under an hour and the house never loses its heat. The only thing that stops us is an active snow squall warning with unsafe driving, and in that case we call you the day before rather than the morning of.
They can reduce it, not erase it. Traffic noise gets in through the weakest path, so a laminated pane with an acoustic interlayer, unequal glass thicknesses and a proper compression seal does far more than adding a third pane of the same thickness. Along the 400 and the Barrie GO corridor we usually spec laminated glass on the exposed elevation only.
Replace. Aluminum frames from that era have no thermal break, so the frame conducts cold and sweats no matter what glass sits in it. New vinyl or fibreglass units with warm-edge spacers and argon fill end the frost. Bedroom windows also have to meet current egress sizing.
For a typical Barrie two-storey with 12 to 15 openings, one to two days on site. Manufacturing is the longer part — typically several weeks from final measure to installation, and longer for bay/bow units or custom colours. We lock the install date once your units are confirmed.
